We are looking to recruit a field based Project Manager

Job Purpose:

  • Effecting the execution of projects emanating from the Group capital programme which includes new build, extensions, alterations and refurbishment works to all Group properties.
  • Delivery of the Group capital programme within agreed and defined service levels. Ensuring that all statutory obligations are met and the health and safety of staff, the public and contractors is carefully considered.
  • Continually challenge costs and specifications.
  • Application of industry best practice and professional expertise.
  • Support the Group Property function and the business in its strategy and day-to-day operations.
  • To ensure that all project and maintenance works are completed within the departments guidelines.

Scope:

  • Number of projects per annum between 40 and 60.
  • The projects are diverse in nature, ranging from £5,000 to £1m+.
  • 250 locations throughout UK.
  • Head office functions in Oxford and Birmingham.
  • Diverse property team located throughout the UK.
  • Patch to cover Northern England, Scotland and Scottish Isles.

Main Responsibilities:

  • Manage budgets including calculation and negotiation, and the subsequent reporting for numerous revenue codes and capital works. The financial control of projects and contracts is an essential requirement, ensuring that funds are appropriately managed and controlled.
  • To ensure that all projects are delivered to the agreed brief, to the approved specification and within the approved CAPEX. All projects are to be managed within the guidelines set out in the Project Management manual.
  • Provide professional building surveying advice, including preparing building surveys, detailed construction plans, specifications, schedules and assessments of dilapidations.
  • Manage building contracts and maintain contract and fiscal control through to completion of the project, including authorisation of payments and the settlement of the final account.
  • Prepare feasibility studies from inception to draft proposals, including schematic layouts and drawings portraying the completed project.
  • To be able to carry out as-built surveys and prepare 2D plans using AutoCAD.
  • Represent the Company in Landlord and Tenant negotiations and disputes. Ensure cost and disruption to branches is minimised.
  • To manage external resources as necessary to achieve Company standards. From time to time and as agreed, instruct and manage external consultants including surveyors and structural engineers.
  • Responsible for the appointment of external suppliers, including contractors and advisors to ensure the most cost-effective service is delivered. To work within agreed financial parameters.
  • In-depth knowledge of branch operations and the relationships between Head Office departments.
  • Communication and information exchange with other Group departments is paramount.
  • Build effective relationships with other areas of the business, invest time in developing the overall team performance and actively contribute to performance reviews.
  • To assist with and develop the Group standard specification and the departments policies and procedures.
  • To assist with and develop new concept schemes that accord with the business objectives.

Qualifications/Knowledge/Skills/Experience:

  • Degree in relevant field or extensive surveying experience in a multi-site corporate environment.
  • The role is nationwide and therefore knowledge of English and Scottish regulations is required. Also, in depth knowledge of varying case law is required, together with building and maintenance costs and contracting techniques.
  • Internal customer focussed – able to partner effectively with senior managers to provide support at appropriate levels of guidance and challenge.
  • Interpersonal skills at all levels are a key requirement for this role. From discussion or formal presentation at senior level through to explaining basic property issues to adjoining occupiers and branch staff.
  • Negotiation and persuasion skills in e.g. project justification and Landlord and Tenant claims are routinely used.
